All-inclusive rental price includes:
- The net rental price
- Normal consumption of central heating (October through May), hot and cold water, gas and electricity.
- The insurance premium for fire and glass breakage
- The cancellation policy (*)
- The mediation fees of the rental agency
- Final cleaning
(*) The cancellation of a holiday stay is covered by this policy if it results from a hospitalisation of the tenant or a similarly serious event. In this case, the amounts already paid will be refunded minus administrative costs. In the event of the death of the tenant or an immediate family member (first degree), the full rental amount will be refunded.
Rental conditions
When booking, we request a deposit of 50% of the total rental price.
Three weeks before arrival, you will receive a payment form to pay the remaining balance.
The rental deposit for periods up to 1 month is €300. After departure, the holiday accommodation will be inspected for possible damage. Within 3 weeks after your departure, the deposit will be refunded to your bank account. Any damage caused will be deducted. For longer periods, the deposit amount will be adjusted.
Arrival and/or departure dates can only be changed upon payment of a €40 administrative fee. Please consider your desired period carefully before making a final reservation.
Extra services
You can rent a baby bed and/or a high chair. Please always mention this when booking.
You can rent bed linen and towels. Reservation is required!
Last-minute reservations
Last-minute reservations, booked less than 8 days before the start date, must be paid immediately (provide proof of payment by email to vakantie@dermul.be). Bank transfers or payment upon arrival are NOT possible.

Frequently Asked Questions
Where can I park my car while picking up the keys?
Stopping or parking in front of our office is not permitted. The 30-minute parking spaces are reserved exclusively for residents of Ostend. You can park in the nearby streets as well as in paid underground car parks. At 100 m from our office, you can park in the last section of the above-ground parking area "Zeeparking": this is a Shop & Go zone where you may park for a maximum of 1 hour. The parking fee for 1 hour is the standard rate. In this zone, you can always pay via 4411 or with the Seety app. The parking meter at the rear of the parking area "Zeeparking" can only be used for the Shop & Go zone. The nearest free park-and-ride car park is located at Maria-Hendrika Park.
How much is the security deposit? When will I receive my deposit back?
The deposit amounts to €300 (for stays up to one month) and you will receive it back 2 to 3 weeks after your departure. If any damage is noted, we will contact you.
Where do I pick up the keys? From what time can I pick them up? What happens after opening hours?
You can pick up the keys at our office at Leopold II-laan 3. This is possible from 3:00 PM to 5:30 PM. After opening hours, it is possible to obtain the keys via a key safe (only if the balance has been paid and after contacting our office).
What time should I return the keys and where? Does someone come along to inspect the apartment?
The keys must be returned to the office at 10:00 AM on the day of departure. If the office is closed that day, you should drop the keys in our office mailbox at 10:00 AM. Upon departure: empty all trash bins, the fridge and/or freezer, the dishwasher, and put all clean dishes back. If these rules are not followed, additional charges will apply.
